Marrakech is Morocco's leading tourist destination and one of the most sought-after property markets in North Africa. With a high-speed rail line due in late 2029, an airport expansion and the 2030 FIFA World Cup co-hosted by Morocco, Spain and Portugal, many international buyers are taking a closer look. Here is a clear, data-based overview as of late 2026.

The market in 2026

According to the official property price index published by Bank Al-Maghrib (Morocco's central bank) and the land registry (ANCFCC), Marrakech prices were stable in Q2 2026 (+0.5% over the quarter; apartments +0.7%, villas −1.3%), while the number of transactions rose by 18.3%. In short: an active market without overheating, where well-prepared buyers can still negotiate.

Indicative apartment prices (ReaConsult, mid-2026): about MAD 16,000–24,000 per m² in Hivernage, MAD 13,000–20,000 in Guéliz and MAD 7,000–12,000 in the Medina.

Why Marrakech?

  • Tourism: Morocco welcomed 19.8 million visitors in 2025 (+14%). Marrakech recorded 13.66 million nights in classified accommodation, about a third of the national total, with 73% occupancy at year-end.
  • High-speed rail: the Kenitra–Marrakech line (about 430 km, up to 320 km/h) was around 30% complete in May 2026, with service announced for late 2029. Tangier–Marrakech should drop from about 6h30 to 3h30.
  • Airport: Marrakech-Menara handled 9.3 million passengers in 2024 for a capacity of 8 million; its expansion targets 16 million passengers a year.
  • 2030 World Cup: Marrakech is one of six Moroccan candidate host cities that FIFA is inspecting in November–December 2026. Its Grand Stadium (45,240 seats), which hosted eight matches of the 2025 Africa Cup of Nations, is being upgraded.

Can foreigners buy property in Morocco?

Yes. Foreign nationals can buy apartments, villas and riads in their own name. The usual steps are: checking the property's land title certificate, signing a preliminary sale agreement, then the final deed before a notary, who registers the sale with the land registry. Buyers usually pay through a Moroccan bank account in convertible dirhams, which makes it easier to transfer funds back abroad later. Agricultural land is subject to specific rules.

Costs to plan for

On top of the purchase price, allow roughly 6–8% for registration duties, land registry fees, notary fees and, where applicable, agency fees. For rental projects, also budget for furniture, building charges, maintenance, management and income tax.

Which neighbourhoods?

  • Hivernage and Guéliz: central, easy to rent and resell; ideal for apartments.
  • Palmeraie, Targa, Route de l'Ourika, golf areas: villas with pools for families and high-end holiday rentals.
  • Medina: riads, unique and popular with tourists, but requiring active management and careful legal checks.

Short-term rentals: know the rules

Holiday lets are regulated by Law 80-14 on tourist accommodation and its 2023 implementing decree: administrative authorisation, mandatory insurance, safety standards and daily electronic registration of guests. Rental income must be declared for tax purposes.

A word of caution

Major events and infrastructure strengthen Marrakech's long-term appeal, but they do not guarantee a quick capital gain. Buy for the location and quality of the property, check the legal title carefully, and base your rental projections on realistic occupancy rates.
